Via Umbra is a truly unique vacation destination located in one of the most charming corners of the region of Umbria, right on the border with Tuscany. It is a luxurious and romantic residence with its own private pool/spa and wine cellar perched on a cliff which overlooks a magnificent Tuscan valley.
The lodging is located in the heart of a beautiful ancient hill town in one of the most amazing spots in the Chiana Valley. The peace and serenity of this picturesque Italian village with its charming medieval streets makes this destination the perfect retreat for travelers seeking to rest, explore and enjoy the beauty of the area. It is very centrally located at less than 2 hours from Rome and Florence, less than one hour from Siena and Arezzo and within a half hour from the cities of Perugia and Orvieto. Several delightful villages and towns are within easy reach and the lovely Lake Trasimeno is a quick drive away. Via Umbra is located right off the A1 highway, the main north-south highway of Italy, and it can be easily reached by train from Rome or Florence through the near-by stations of Fabro (10 minutes), Chiusi (15 minutes) or Orvieto (25 minutes).
Via Umbra is an elegant noble apartment featuring a grand terrace, private pool, spa and wine cellar. It is located inside part of a medieval palazzo (building) at the edge of a charming, ancient hill town with incredible vistas of the fertile Chiana Valley.
The four story building was the home of a wealthy family with vast estates in the area and was reconfigured multiple times over four centuries to meet their changing needs. Its current layout is typical of the late 1700's and features a central grand stairway that gives access to a few private residences, one of which is Via Umbra. The majestic stairway is fully restored with cast iron railings, frescos and the crest of the noble family which owned the property for centuries visible on the vaulted ceiling. The palazzo is constructed of exposed terracotta brick typical of this area with a carved grey stone entry onto one of the main streets of the town.
Via Umbra is an elegant three bedroom residence with a large terrace on the third floor. From the entrance on the ground floor guests may access what was once the stables (which has been converted to a spa/pool) and the ancient grotto (which now houses a fully stocked wine cellar). In renovating the residence, the owners infused the old with daring touches of modern elements like floating colored glass shields concealing wardrobes, classic 60's Italian furniture, custom-made marble sinks, modern light fixtures and humorous yet poetic touches that make this abode so intimately unique.
THE LIVING ROOM & LIBRARY
The living room is the largest room in the house and surprisingly its walls had no frescos, probably because they were once clad in elegant silk wallpaper. The ceilings are filled with lunettes of imaginary landscapes in frames of pink, yellow, and green that imitate stucco. The floors throughout are made of "terrazzo" tiles typical of the 19th century in varied colors and complex patterns that give an eclectic feel to the entire residence. Today the living room blends all these features to provide a vibrant and varied living space with a salvaged marble fireplace, modern sofa and bold credenza, complemented by precious locally-sourced antiques.
The library was originally the formal dining room of the residence and has been transformed into a welcoming entrance with comfortable chaises for reading, chatting and napping. It has a selection of books as well as objects acquired during the new owners' travels around the world. The walls are covered with rich, striped frescos and the vaulted ceilings decorated with floral designs both typical of the 18th century. These creations were carefully restored by skilled local artisans who are descendants of the original artists who worked for the home's proprietors in the late 1700's and early 1800's.
COOKING & DINING
During renovation work on the kitchen, the original stone walls were salvaged as well as the some of the original beams of the ceiling which have been left fully exposed. To complement the rustic finishes of the space, modern kitchen cabinets were installed with counters in white lacquer, stainless steel and quartz. In contemporary Italian style, all appliances are concealed to offer a clean, elegant 21st century touch. A rustic farm table with a mix of chairs and three custom chandeliers made from a collection of old plates and dinnerware complete the renovated space. The gourmet kitchen is fully equipped and will please any ambitious cook. With access to the terrace directly from the kitchen, guests can choose whether to enjoy their meals al fresco or indoors.
THE TERRACE & VIEWS
Sitting astride a vaulted brick arch adjoining the kitchen is a dramatic terrace. Built over a charming pedestrian street, the terrace provides a breathtaking panoramic view of the Chiana Valley. This historic fertile valley was the breadbasket of the Etruscans, the object of conquest by the Romans, and the subject of an engineering project for Leonardo da Vinci. It is hard to imagine a more beautiful spot for enjoying the beauty and serenity of the valley dotted with the quintessential elements of the Tuscan landscape - olive orchards and vineyards, stone farm houses and fields of grain. In the distance, the silhouette of Mount Cetona looms. This ancient mountain is the site of settlements dating from 3000 B.C. as well caves in which St. Francis of Assisi had revelatory visions. The terrace features a restored wrought iron railing, terracotta floor, lounge chairs, and a dining table that seats eight. This beautiful space provides the perfect spot to relax on a lounge chair or to enjoy a meal while soaking up the sun, enjoying the gentle breezes from the valley or watching the sunset over the mountains beyond.
Via Umbra has three large and luxurious bedrooms all with their own private bathroom. All bedrooms have frescoed ceilings and walls (some dating back more than 400 years), terrazzo tile floor and their own distinctive look and feel. Two of the rooms also have a couch that doubles as an extra twin bed.
PRIVATE POOL, SPA & LOUNGE
The original stables of the building underwent some of the most extensive renovation of the project and have been transformed into a bright, airy, private spa with marble clad pool, Jacuzzi, kitchenette with fridge and bar sink, indoor and outdoor lounge areas and an additional bathroom and shower. The spa features a stone floor with in-floor heat which makes this a cozy spot all year round. The pool was custom-fitted with a flush water edge that provides an extra touch of luxury and modernity in the modest context of the brick walls and vaulted ceilings of the former stables. Additional touches like the open wire chandeliers that imitate old lanterns and raised lounging platforms with old world style mattresses and colorful cushions make the spa an inviting private space for guests to relax at any time of day or night all year round. In good weather, you can step outside of the spa on to a charming pedestrian street and have a seat on a comfortable wicker chair to enjoy the view of the valley and the feel of a small Italian town while reading a book, chatting, or sipping a glass of wine from the wine cellar. This part of Via Umbra has something to offer in all seasons.
THE WINE CELLAR
Another special feature of Via Umbra is a fully stocked wine cellar offering wonderful local wines and other selected delicacies of the region. The wine cellar is accessible via a long stairway that leads under the palazzo below the spa. During renovation work two deep caves were revealed, dug into the rock under the palazzo. These caves are typical of many parts of Italy and were originally used for storing wine and olive oil. The larger of the two caves has been converted into a wine cellar with a collection of more than 200 bottles of wine exclusively for the enjoyment of the apartment's guests. This most unusual room features a large antique table for wine tastings as well as a beautiful white Murano glass chandelier.
The main residence is located on the second floor of the historic palazzo and includes the library, kitchen with dining area and terrace, living room, 3 master bedrooms and 3 private baths. The spa with pool and Jacuzzi , the wine cellar, outdoor and indoor lounge areas with kitchenette and additional toilet and shower are located at street level with access off the central grand stairway.

Or, you can indulge in a wonderful breakfast delivered to the kitchen or garden, complete with fresh baked goods, juice, coffee, cereal, yogurt and more. Prices upon request.
GROCERY SHOPPING: We can stock refrigerators and the pantry upon your arrival so you can relax when you first get to the house and enjoy the setting! The charge is simply the cost of groceries and a service fee.
COOKING CLASS: We are lucky to have our friends and wonderful Michelin star chefs, Iside and Romano, who can hold cooking classes for guests either in the kitchen of Via Umbra or at their restaurant. This is a wonderful experience if you want to explore the secrets of superb Italian food with a special chef's flare. Dinner is served after class and wine pairings can be requested. Custom menus are available upon request!
WINE TOURS, WINE & CHEESE TASTINGS
At Via Umbra you will find a great cellar with over 200 bottles of the finest wines of the region, inside a wonderful underground cave dug into the tufa rock hundreds of year ago. Guests are free to browse the cellar and select drinks as they like and their selections will be charged according to the pricelist provided. Specific wine requests may also be accommodated. The wines are mostly a selection of local and unique producers in a good range of prices and varieties. If you want to learn more about these wines and others, we can organize a wine & cheese tasting directly in the cellar with our local expert. Wine tours to local winery estates may also be arranged on request.
WEDDINGS & EVENTS
Via Umbra is a unique place to celebrate special events and milestones. Many guests choose this as their destination for weddings, anniversaries, special birthdays and other important gatherings. If you need assistance in planning your special event, just ask us for details!
Upon request we may also arrange private massages at the house with a professionally trained and experienced massage therapist. A great selection of treatments and massages include lympho-draining massages, holistic massages, Chinese zu reflexology and much more.
