Come restore your senses at Villa Luxem, a spectacular country villa located in a privileged position at the crossroads between Tuscany, Umbria and Lazio, midway between Rome and Florence. Situated in one of the most charming areas of central Italy, atop a hill with expansive views, this vacation home is surrounded by the unspoiled beauty of the rural Tuscan landscape with its magnificent oak woods, beautiful mountains, peaceful pastures, classic olive orchards and vineyards, and delightful medieval towns. Villa Luxem has recently been tastefully restored by an Italian architect working with skilled local craftsmen. It combines the beauty of a traditional stone farm house with the best of Italian modern interior design to create a unique blend of the old and the new.
This spacious and airy villa, measuring 4,000 square feet (370 square meters) features five bedrooms, four and a half baths, luxurious living areas and splendid grounds that include a pond, an infinity pool, a portico for outdoor dining, an organic vegetable garden and fruit orchard. It can serve as a home base for a large family or group of friends who want to explore all the beauty and history that central Italy has to offer and to enjoy outdoor activities like hiking, horseback riding, sailing, cycling, windsurfing and much more. Right by the villa is also one of the largest and most popular spas in Italy where there are delightful thermal pools and a world class assortment of spa services. For those who just want to relax, Villa Luxem is a tranquil oasis to sit by the pool, read a good book, or nap.
The home, an old stone farmhouse from the late 1700's, was part of a rich system of farmhouses that cultivated the land for noble landowners from the nearby towns since the Middle Ages. In 2007 it was fully restored in traditional Tuscan style reusing the home's original stone and other materials, complemented with new terracotta bricks and chestnut beams, all manufactured locally and by hand.
The grounds encompass four acres carved out of several hundred acres of sheep pastures and woods. An old existing pond south of the house was restored and is now a restful and shady oasis with hammocks for relaxing on hot summer days. A newly planted olive grove with over 60 plants right beneath the pond, cypress and elm, wild pear and apple trees, wild plum and rose bushes define the driveway from the main road. The pool was built with a double infinity edge to allow for the full enjoyment of the surrounding views. It measures a generous 5 x13 meters [16 x43 feet] and has a comfortable shallow area for children and non- swimmers. It is flanked by a large stone patio with comfortable sun beds for sun-bathing, reading or lounging.
The main entrance to the house features arched French doors which open into a large and comfortable living room with wonderful views of a nearby hilltop medieval town. It is furnished with two large sofas set in front of a large, modern wood-burning fireplace.
The dining room shares the living room's magnificent views and has arched French doors opening onto a patio which overlooks the infinity pool and the verdant woods across the valley. The dining room seats twelve around a rustic table and includes a sitting/reading area.
From the dining room, down a bright hall that accesses a portico and a powder room, there is a modern gourmet kitchen with travertine stone countertop and sink, gas cooktop, oven, refrigerator, microwave oven, dishwasher and washing machine. The kitchen island generously provides seating for five. A set of French doors opens onto a large portico perfect for al fresco dining. All the windows and doors face south and east and the kitchen is filled with light throughout the day. The portico measures 10 meters (30 feet) long and offers stunning views of adjacent hills and valley. The custom-built stone table which seats 12 guests is a great place for breakfast, lunch, or dinner. A wood-burning brick oven is available for guests' use. Adjacent, there is also a comfortable sitting area that is the perfect place for reading a book or sipping a glass of wine.
Lastly on the ground floor is a double bedroom featuring a king size bed and a large en-suite bathroom with wheelchair-accessible shower. With windows facing pastures, ravines, and hills to the west, this bedroom is especially convenient for anyone who may have difficulty climbing stairs.
All bedrooms in the villa feature ceiling fans, custom-built closets, plenty of drawer space and glorious views across the surrounding hills and valley that sooth the eyes. The second floor opens on to the remaining four bedrooms. The first bedroom features a king-size bed and luxurious private bath with a shower and a free standing bathtub. The second bedroom features a king-size bed, a fireplace with sitting area, a private outdoor terrace and entrance, and a private bath with a spacious shower and two sinks. The third bedroom features a king-size bed and quaint sitting area. Since the room is exceptionally large, an extra single bed can easily be added to accommodate an additional person. The fourth bedroom is cozy and equipped with two twin beds. Adjacent is a large shared bathroom with separate shower, bathtub, and two sinks.
VIEWS & LOCATION
Villa Luxem sits atop a hill with 360 degree views of the complex landscape formed by a unique geological history, Etruscan settlements, and medieval towns with their rich tapestry of cultivated fields. The views expand across lush woods, cultivated fields, green valleys and volcanic plateau. In the distance on clear days, the crater of Bolsena, the largest volcanic lake in Europe, can be seen.
Villa Luxem is less than two hours north of Rome and about one and a half hours south of Florence by car, an easy drive on the A1, the main north-south highway. It is also about an hour from the major cities of Siena and Perugia and within a half-hour drive from the villa, guests have a rich variety of destinations to explore: Orvieto, Pienza, Montepulciano, Pitigliano, Sorano, Bolsena and San Casciano dei Bagni are just a handful of the breathtakingly stunning ancient towns in the area so utterly rich in charm, history and culture.
